A simple guide to the external wall remediation sequence at The Vie
The works will move around each building in planned stages. Not every stage will be taking place outside your apartment at the same time.
The construction sequence
| 1 | Scaffolding installed Scaffolding is erected around the building to provide safe access for the external works. Once it reaches your level, balconies and terraces within the construction zone will be temporarily out of use. | Typical noise More noticeable |
| 2 | Existing cladding removed The existing combustible external cladding and associated materials are carefully removed to expose the existing construction and allow concealed areas to be inspected. | Typical noise Noisier |
| 3 | A1 CP Board installed The new non-combustible CP Board is installed as the works progress, providing a protective weathering layer ahead of the remaining facade build-up. | Typical noise Relatively quiet |
| 4 | Membranes & cavity barriers New membranes, seals and cavity barriers are installed in accordance with the approved design. Critical details are inspected before they are covered by subsequent layers. | Typical noise Relatively quiet |
| 5 | Supporting rails installed The supporting substructure for the new cladding is installed. This stage involves drilling and fixing into the primary structure and may be more noticeable inside apartments close to the working area. | Typical noise More noticeable |
| 6 | New A1 facade installed The new dark brown Benx Supertech facade panels, flashings and associated external finishes are installed to complete the new external wall system. | Typical noise Moderate |
| 7 | Final inspections & making good The completed areas are inspected, external building items removed for the works are reinstated where required, and any necessary making good is completed. | Typical noise Generally quieter |
| 8 | Scaffolding removed Once the required works and inspections are complete and it is safe to do so, the scaffolding is dismantled and normal use of the affected external areas can resume. | Typical noise More noticeable |
A few things to remember
- Noise will vary as the works move around the building. Higher-noise activities will be intermittent rather than continuous.
- The sequence can overlap between different elevations, so the exact activity outside your apartment may differ from another part of the building.
- Construction programmes can change due to site conditions, weather, access, materials, inspections and other dependencies.
- Please check the Residents’ Portal regularly for the Construction Programme and News & Updates showing where works are taking place.
Important: This guide explains the typical sequence of works. Please refer to the Residents’ Portal for the latest programme and current activity affecting your building.
