Programme

Project programme and phasing

The project is scheduled to commence in October 2026 and is expected to continue for approximately 61 weeks, with completion anticipated by mid-December 2027. Further details are provided in the project programme included as Appendix 11.
To minimise disruption and reduce the impact of the construction activities on residents and the wider estate, the works will be divided into three phases:
  • Phase 1 — Taylor and Stanley Houses: approximately 37 weeks
  • Phase 2 — Wordsworth and Merivale Houses: approximately 25 weeks
  • Phase 3 — Paxman House: approximately 19 weeks

These durations may change as works progress and do not run sequentially.

Working hours

Normal working days will be Monday to Friday, generally between:

08:00 and 17:00

Start and finish times may vary according to seasonal daylight, weather conditions and the nature of the work. A typical working day will comprise approximately 8.5 hours, including breaks.

Weekend working is not normally planned. However, it may occasionally be required to mitigate delays caused by adverse weather or other unforeseen circumstances. Where weekend working is proposed:

  • permission will be sought through the Contract Administrator;
  • residents will normally receive at least two weeks’ advance notice; and
  • the proposed hours and activities will be communicated before the work takes place.

Tracking construction progress

Our interactive project calendar will allow residents to follow progress across all five buildings.

The calendar will provide information on:

  • the current phase of the works;
  • planned scaffold erection and dismantling dates for each building;
  • anticipated periods of higher-noise work, including structural drilling;
  • key inspections and project milestones; and
  • any confirmed changes to the published programme.

The programme will be reviewed and updated as the works progress. Residents will be notified of significant changes affecting their building, access arrangements or expected levels of disturbance.
