Resident Preparation Checklist

BEFORE WORKS REACH YOUR APARTMENT

As scaffolding approaches your level, there are a few simple things you can do to prepare. Please use this checklist alongside the Construction Programme and News & Updates in the Residents’ Portal.

☐ Clear your balcony or terrace
Remove all personal belongings, including furniture, plants, planters, decorations and stored items before the scaffold reaches your level. Once inside the controlled construction zone, the balcony or terrace forms part of the construction site and must not be accessed.

☐ Arrange storage if you need it
If you have large balcony furniture or other items that you cannot store within your apartment, please contact Encore Estates in advance to discuss whether a suitable solution can be identified.

☐ Be prepared for temporary window and door restrictors
Restrictors will be fitted where required once scaffolding reaches your property. Windows will generally be limited to an opening of approximately 100 mm. Please do not remove, alter, force or bypass any restrictor.

☐ Plan for privacy
Workers will need to work from the scaffolding close to windows at different stages. You may wish to close curtains or blinds while works are taking place immediately outside your apartment.

☐ Expect some changes to daylight, views and noise
Scaffolding, working platforms and debris netting may temporarily reduce daylight and affect views. Noise will vary with the stage of work, with scaffolding, façade removal and drilling among the more noticeable activities.

☐ Check the Residents’ Portal regularly
The Construction Programme and News & Updates will show when works are approaching your building, the current stage of the project and where construction activity is taking place. General project notifications will be issued through the Portal.

☐ Remember: SCF will not need to come through your apartment
Planned access to balconies, terraces and the external façade will be from the scaffolding. No routine access through your apartment is anticipated.

☐ Tell us if you have a concern
Questions and non-urgent concerns can be raised through Contact Us in the Residents’ Portal. SCF will respond to Portal queries within two working days. Urgent construction-related issues during working hours should be raised with the Site Manager or Site Supervisor.

IMPORTANT
Once your balcony or terrace is within the construction perimeter, please do not access it even if no workers appear to be present. The scaffolding and fenced working areas are for authorised workers only.
